When a porch falls under Permitted Development Rights, no application for planning permission needs to be submitted to your local authority and the porch can immediately be constructed. A porch will enjoy Permitted Development Rights so long as (1) the internal ground floor area does not exceed three square metres; (2) no part of the porch is more than three metres above ground level; (3) no part of the porch is within two metres of any boundary of the dwelling and the highway.

Building Regs - You shouldn’t mix up planning permission with building regulations approval as they’re not the same thing. A porch will be exempt from building regulations when it’s less than thirty square metres in size, measured internally. You must also ensure that the main front entrance door between your house and the new porch remain in situ, and the porch mustn’t affect any ramped or levelled access. Any fitted glazing or fixed electrical installations must also comply with current building regulations.
